This property is located along the Caribbean coast of Panama,
Colon Province, near the town of Miramar, about 40 km
(25-30 miles) east of Portobello (1.5 hours to Colon city and
2.5 to Panama City). The area is very beautiful, but is remote
and offers limited services and infrastructure. The Costa Arriba
Highway passes directly along side the property. The road is
paved, but is in very poor condition in places with many
potholes and missing asphalt. The Panama government is in the
process of re-paving the highway and repairing bridges. This
area is not for everyone.

The property used to operate as a commercial business,
however has the look of a private residence. They sold
gasoline, had a small general store, and provided dock access
for loading and unloading passengers and cargo to the San Blas
Islands. The gasoline tanks and dispensers and a commercial
refrigerator are still present onsite, but no longer function and
are scheduled to be removed soon.

The property includes approximately 4129 m2 (just over 1
acre mostly fenced), and is roughly rectangular in shape, with
the Caribbean Sea to the north and the Costa Arriba Highway
to the south. (refer to map below) The property is on the
eastern edge of the town of Miramar, a community with
perhaps 500 residents, a small general store, several
restaurants, and otherwise very limited services such as a pay
phone. The property slopes gently toward the sea and is
studded with many mature coconut palms. There are two
entrances onto the property from the road, and easy access to
all parts of the property.

The beachfront side is approximately 250 feet wide; a little less
than half is open beach and the remainder is mangrove. A
T-shaped pier, with a legal concession, extends from the beach
area about 60 feet into the ocean. A 5 foot wide level access
ramp leads to a 12x40 ft landing on the ocean side with medal
tie-down cleats. The ocean front in this area is protected by
several nearby offshore islands and a succession of reefs
further offshore. The pier has seen extensive use in the past,
and has served as the takeoff/landing point for local suppliers
and operators running tours of the San Blas Islands. This is
why the small store/gas station was so successful.

The building sits approximately in the middle of the property. It
is roughly 80 feet long, and about 20 feet wide in the
warehouse area (west side) and 40 feet wide in the living
quarters area (east). The eastern living quarters section is
two-story, and the warehouse is one-story. There are
approximately 1800 square feet of enclosed space on the
lower level, and about 1200 square feet in the upstairs living
quarters. These are estimated sizes only.

The upstairs living quarters consist of 2 bedrooms, 2
bathrooms, an open kitchen, living, dining area and 3 decks, 2
of which face the ocean and one the mountains to the south and
east. The building is well constructed, of concrete block on
slab, which is typical here, and well maintained. The upstairs
living quarters feature new appliances (including a cooktop and
microwave, but no oven), 3 air conditioning units (1 in each
bedroom and 1 in the living room), tile floors throughout
(including decks), large windows, and is furnished.

The lower level consists of a large, open warehouse area of
about 1200 square feet, and a basic, 1 bedroom, 1 bath living
quarters of some 500-600 square feet that the former store
operator lived in. The living quarters have tile floors, and the
warehouse floor is concrete. There are no appliances or air
conditioning downstairs.

Water supply is from a local municipal source, and there are
two 600-gallon tanks on site, with an automatic pump/pressure
regulator and filters. There is a septic system with leachfield
onsite. There is a DirectTV satellite receiver. There are no
land-line telephones available in Miramar. Cell phones are the
rule here, but network coverage can be sporadic owing to local
terrain or weather conditions.

This property has great potential as a private residence with
large work shop or as a commercial property with store or
other income producing business. Adjoining property (several
hectares) may be available for purchase from different owner.

The asking price is $495,000 (approx $121/m2)
